Instructions on how to call into meetings

The link below is for the video Chris Gampon made to try and help owners know what to expect when they join an association meeting.  He tried to keep the information to 5-minutes.  I believe he covered the basics plus how to do non-verbal communications.

Dues reduction

Aloha Fellow Kiahuna Homeowners,

As part of our response to the recent coronavirus pandemic, and its impact on Kiahuna Plantation the Association Board of Directors, along with the Finance Committee and our management staff have been working very hard to eliminate, and/or defer the Association’s expenses as much as possible.

We have implemented staff reductions, eliminated some services, and deferred maintenance projects where possible. As a result of these moves, we are making the following adjustments to your monthly assessments for the payments that will be due on May 1, June 1, and July 1:
•             Reducing the monthly maintenance fee contribution by $168.
•             Suspending $285 of the Reserve contribution; and
•             Eliminating the $191 PBAC membership fee that has been suspended by PBAC.
This will result in a total reduction of $644 for the next three monthly assessments.

Since the current situation is very fluid, and many things can change with very little advance notice, we will be monitoring the situation closely and there is the possibility that we may need to make further adjustments as we see things unfold.
We realize that this is an extremely challenging and stressful time for all of us, and we are grateful for your support and cooperation as we work through this difficult time. Please remember that the monthly assessments are the only source of funding for the Association. We are not a separate company, a bank, or any other kind of finance organization, so it is critical that each homeowner pay their monthly obligations in a timely manner. Every delinquency or non-payment only increases the expenses for all of our members.

Mahalo,
Your Board of Directors

Formal meeting notice Tuesday April 14th

Limitations on vacation rentals

The Mayor of Kaua’i County issued Emergency Rule #5 (Amendment #3) on April 7, 2020, to limit the effects of COVID-19. The rule applies to transient vacation rental properties in Kaua’i County and is effective Friday, April 10 at 11:59 PM until May 3, 2020 (end date may be extended).

We want to alert our partners to this emergency rule. Among other restrictions, the rule mandates that transient vacation rentals and homestays must cease operations, including advertising, for the period identified in the Governor’s proclamation(s).

Current occupants of transient vacation rentals and homestays may stay until the end of their pre-booked period.

The County has stated that violations can be punished as a misdemeanor with fines up to $5,000 or imprisonment of not more than one year, or both.

Kauai mayor's rule re rentals

“Transient vacation rentals and homestays are not hotels and motels and therefore must cease all operations, including advertising, for the period identified in the Governor’s Emergency proclamations.  Current occupants of transient vacation rentals and homestays may stay until the end of the pre-book period.”

Additional guidance was added to ensure that current occupants must check-out as scheduled and no extensions can be made.

It was confirmed today, 04/09/2020, by the Kaua'i Emergency Management Agency that this rule affects all properties registered as a Transient Vacation Rental.  Units at Kiahuna Plantation fall under this rule.

THE AMENDED RULE IS IN EFFECT:
  • April 10, 2020 at 11:59pm through May 03, 2020.

TO COMPLY WITH THE AMENDMENT:
  • Please make arrangements to advise guests arriving during the affected period that new arrivals are not allowed due to County rules.
  • Please also advise current occupants that checkout dates cannot be extended.

Updated FAQ

Can I remodel my unit during this time?

No. Maintenance and repairs can only be done if they are essential to maintain health and safety. Renovation and remodeling are considered non-essential. Repair work performed by plumbers, roofers and electricians for necessary repairs on homes and essential businesses is allowed. All other construction that does not support COVID-19 recovery efforts is considered non-essential.

If you have any contractors scheduled for non-essential work, we ask you to re-schedule them. If you have a contractor coming on property to perform any work during this “Stay Home” mandate, please have them check in with our Security Officer on duty by calling 808-742-6411.
