New Koi Ponds

I had meant to take  pictures of the new Koi ponds in November but ran out of time. I had a quick trip to Kiahuna this week and got some shots for you to see. 

The old koi ponds were leaking and needed to be fixed or replaced. Ultimately Outrigger found people to replace them. I think I posted pictures of the fish a while back. Now you can see the full view.  I think they did a fabulous job!

Quite lovely, I think. 






Oh and here was the sunset the other night!

Notice of a resignation


Aloha Fellow Kiahuna Homeowners:

I am writing this to inform you that effective December 3, 2015 Scott Tiraschi resigned from the Association’s Board of Directors. Scott sold his Kiahuna condo, and is therefore no longer eligible to serve on the Board.

This is a tremendous loss for the Board, and I think I can speak on behalf of all of us that we will miss Scott’s hard work and dedication. He has been a tremendous asset to Kiahuna and has devoted countless hours to our projects during his four and a half years on the Board.

Pursuant to the Association’s By-Laws, the Board will be holding a special session Board meeting at which time the remaining directors will elect a replacement to fill the vacancy left by Scott. The person elected to fill the vacancy will serve until the next general election in May of 2016, at which time the position will be filled by a vote of all homeowners as part of the general election.

An official notification announcing the date and time of the special session will be forthcoming.

I would like to thank Scott for all his service, and I know we all wish him well in his future endeavors.

Amazing find

This is not AOBO news per se but I think there are many who will find this information useful. 

We have had issues surrounding the remote controls for our ceiling fans. Either the batteries always run out or the remote controllers go missing. Know what I mean?

Thanks to Home Depot and Jeff Smith in Phase I,  we bought a great new remote that attaches to the wall so it can't disappear! It's entirely battery operated (those tiny silver coin-like batteries). We will replace the battery each time we come. The rental companies could do it easily too. The battery slides into the bottom button on the device. 


It cost approx $40 at Home Depot!


Abe at Castle installed ours in about an hour. Many of you can probably do it yourselves too. 

No more chains!  No more walking remotes. No need to hard wire your remote!

Kiahuna update

Aloha from Kauai!
I am happy to report that we now have chaise lounges by the beach as well as new chairs!

The start of the meeting today took place after we were treated to a little concert and dance display put on by the local charter school that we were supporting with this year's fundraising. These kids were darling!




Have you ever visited the farmer's market at Kukuiula? It's a great experience! The fruits and veggies are a feast!





And you can also enjoy a margarita on the patio of Tortilla Republic!

Another great thing to love about Kiahuna!

Request for homeowner comment regarding Management contract

AOBO Managing Agent Contract – 2016 through 2020

Kiahuna Plantation is managed by a company in the role known as the Managing Agent.  Kiahuna’s current managing agent is Hawaii Vacation Condos by Outrigger (formerly known as “Outrigger”).  Every 5 years, the contract expires and a new contract is awarded, often with modifications to the services and requirements of Kiahuna.  That contract is now up for renewal.

In awarding the contract for managing agent, we seek the greatest value for Kiahuna owners.  This means obtaining all of the services at a high quality level for a competitive price.  While price is always a consideration, quality of service is very important since quality is what brings guests to Kiahuna and keeps them coming back year-after-year.  The managing agent contract focuses on the following major responsibilities:

•       Common Element Buildings and Grounds maintenance
•       Financial and Accounting Services for operation of the Common Element and owner billings
•       24 Hour Safety & Security services
•       General Management of the employees, services, and Association business

It is very important to understand that the managing agent at Kiahuna has absolutely no responsibility for the rental or maintenance of your unit. This contract between the AOBO and the Managing Agent has nothing to do with rental contracts.

In July and August, the AOBO distributed a survey to homeowners asking for your feedback on what the important trade-offs are for managing Kiahuna.  We received responses from almost 50% of the owners.  The following is a summary of what you told us:

•       About 60% of occupancy is generated from rental agents; 40% occupancy is from direct rentals;
•       About 35% have attended 2 or more of the last 8 AOBO quarterly meetings;
•       About 90% spend a week or more per year at Kiahuna and 40% more than 3 weeks;
•       You selected the priority of: Optimizing cost over Separating Managing Agent from Rental & Optimizing Services;
•       You would Optimize Cost by reducing the cost of employees as your first choice, but the largest group of you, 66%, expects we can reduce Association fees by $50 or less per month;
•       The great majority of you (> 80%) thought the Landscape, Building Maintenance, Security, and Accounting & Administrative services were about right and we should keep them as-is;
•       On the Care & Condition of the property, 77% believe it is very good or excellent;
•       In operating the managing agent function and rental function, 70% of you believe sharing resources across the two functions is preferable to keeping them separate;
•       If it were necessary to change the managing agent to accomplish the objectives of the Association, 57% of you would support that change.

Over the last six months, we have conducted a process of selection to decide which company will receive the next contract for Kiahuna Managing Agent.  Five companies have submitted proposals.  We have extensively examined their services, financial proposals, strengths, and weaknesses.  We are now asking you for your final input into our selection process before the AOBO Board votes on the awarding of this management contract at the November quarterly meeting.

Revised painting schedule for buildings 41 and 42

Revised Painting Schedule
The painting of building 41 has been extended to November 20th 2015.   The original completion date was October 16th. This has caused the schedule for buildings 42 to be changed. The new dates are November 23, 2015 thru January 29, 2016 . It was originally scheduled for October 19 – December 11, 2015.
The buildings will remain open and guests will be notified. The expense is covered by the Association’s regular building and maintenance budget and will not require any special assessments or other Association charges. All rental programs at Kiahuna Plantation have been advised of this project.
