Minutes of Sept. 15th meeting



 SPECIAL TELECONFERENCE OF THE BOARD OF DIRECTORS 
OF THE ASSOCIATION OF BEACHHOUSE OWNERS OF KIAHUNA PLANTATION 
September 15, 2013 AT 1:30 PM PDT

CALL TO ORDER: The special meeting was called to order at 1:32 PM by President Miller. 
Miller announced that the Board would adjourn into Executive Session to discuss the Phase II minimum rent determination, swim and tennis, and washer\dryers. 
Motion: Price moved, Falkenhainer seconded a motion to adjourn to Executive Session to discuss legal matters. Motion passed unanimously. 
Motion: Falkenhainer moved, Tiraschi seconded a motion to adjourn at 3:37 PM and reconvene in open session. Motion passed unanimously. 
Executive Session 
Miller reported that the Board discussed the Phase II landlease redetermination, the Kiahuna Swim & Tennis Club (KSTC) and the washer/dryers. 
Phase II Landlease Redetermination 
A cover letter will be sent to the homeowners explaining the billing of the Phase II redetermination. The letter will encourage owns to pay the total amount due by October 1, 2013. The letter will let the owner know that the Board will be asking for clarification with respect to the panel's ruling and have possible alternatives to challenge the result. 
The Board authorized Counsel to request specificity of findings of the panel, 
Kiahuna Swim & Tennis Club 
Miller reported no action was taken. He noted that the rental agents had agreement with the previous owners of KSTC and the Board is not in a position to negotiate. 
Washer/Dryers 
Miller said that many owners have been contacting the County to obtain permits and the County is looking very closely at Kiahuna’s infrastructure. The Board authorized Gampon and Bonilla approach the County to outline the plans for an infrastructure study and ask the County not to proceed with their own infrastructure study. Gampon will provide the County with a copy of the RFP for the infrastructure study and a copy of the house rules. 
ADJOURNMENT 
Motion: James moved, Falkenhainer seconded a motion to adjourn at 4:05 PM. Motion passed unanimously.
