Transient Accommodations tax increase

Just received this update from Lynda Gill of Re-Max.  It's not related specifically to AOBO only but I thought it was important for all owners to be aware of this upcoming change.

TA Tax To Increase By 1% To Help Bail Out Honolulu Rail Project
The controversial “Rail Bail Out Bill” passed the House and Senate and was signed last week by Governor Ige. The bill is projected to generate $2.278 billion, which is enough to show the Federal government that the State of Hawaii has their amount of funds needed to receive the $1.55 billion from the Federal Transit Administration which is needed to complete the Honolulu Rail Project. With the passage of this bill the State now has until September 15 to submit a financial recovery plan to the Federal Transit Administration to receive $1.55 billion in Federal funds.
The bill impacts the entire state in the fact that the Transient Accommodation Tax (TAT), which is the hotel tax mostly paid by tourists, will go from 9.25% to 10.25% for 13 years. This TAT tax increase will apply to timeshare as well and goes into effect January 1, 2018. The GET tax surcharge that ONLY Oahu is currently paying will be extended from the current 10 year to an additional 3 years.

Thanks, Lynda, for keeping us up-to-date!

Clarification

The information the AOBO is seeking regarding insurance is only being requested with respect to condos in Phase II through V.  We are not seeking information from any Phase I owners.

Sorry for any confusion.

Fire Dept training building 18 July 3

Dear Kiahuna Homeowners,

On Monday, July 3rd from  10:00am – 10:30am , the Koloa Fire Department will conduct a training on Building 18 to ensure they are prepared to service our property and other properties like ours.  They plan to use one of the stairways of the building to train the fire fighters on location to access the property and run the stairs with hoses and equipment.

We have already advised the rental agents and provided AlohaGrams for them to distribute to guests in Building 17, 18 and 19.

Thank you. Should you have any questions, please do not hesitate to contact me.

Warmest aloha,

Marianne Thesken
Business Manager

New hybrid water heater and also something not AOBO related but valuable anyway~

We were at Kiahuna last month with our grandkids and happened to see the installation of one of the new hybrid water heaters.  I thought you might want to see what they look like:

I thought the entire installation process was very well organized and efficient!  Thanks to that team who has facilitated this project!

Also, on an unrelated matter, I recently performed a minor upgrade to my shower doors and I thought that those of you with glass doors might be interested.  My doors were constantly looking cloudy, with the water leaving marks on the inside of the glass.

Last month, I happened to see the Hammonds' shower doors and was so impressed.  I had to copy theirs!  Thank you Jim and Sandy!

Here is what my doors looked like before.  Not sure you can see the icky look but trust me-- they were not looking great.

I contacted this company:

Jules was wonderful , professional and prompt-- and installed these films on the outside of the doors.  They require no cleaning.  In fact, you can't use windex on them at all. He has the equipment to manufacture the design on this film, which he then installed onto the doors. Amazing, don't you think?  And it provides an element of privacy not otherwise there.

I think the cost is approx. $350 for mine.
I'm not providing any warranty or trying to sell anything.  I thought you might be interested in perking up your showers!  And, as an aside, if you have windows that are allowing too much sun in (heating up the room, for instance), they also have a film to filter the light.  Just another idea.
